Addressing the unique challenges of a flood-zone site, the design elevates the building’s entrance 2.5m above street level, creating a lobby space off Clarke Street and unlocking a lower ground level that will accommodate residential wellness amenities, including a pool, spa and gym overlooking the vibrant streetscape.

In an area known for its glass high-rises, 38 Clarke Street will stand apart, with the tower’s lower- level expression taking cues from Southbank’s industrial heritage. The distinctive warm red brick facade and arched windows will evoke the area’s 19th-century character, creating a human-scale warmth at street level. The rich texture combined with an off-form concrete canopy at the base of the building will create a welcoming pedestrian experience.

As the tower ascends, the materiality shifts to light, warm- toned concrete blades, creating shaded balcony spaces while passively reducing solar heat gain.
