Fitzroy Gasworks Parcel A

Parcel A will deliver approximately 360 new homes, including 33% affordable housing, across two L-shaped residential buildings that frame a central landscaped public realm. Active ground-floor uses, tactile street interfaces and a high-quality public realm support a strong sense of community connection and placemaking within the broader precinct. At the heart of the site is an evolving garden centred around a communal hub, with generous seating, a sculptural canopy and layered textures inspired by Country and First Nations stories and songlines, creating a welcoming setting for social interaction, rest and rejuvenation for residents and the broader community.

The architectural response draws on the scale, materiality and grain of Fitzroy’s post-industrial context. At the centre of the composition is the restored and adaptively reused Valve House, the only surviving heritage remnant of the former Gasworks in the precinct. The architectural language and material palette of the two buildings have been composed to establish a cohesive collection of characterful forms that respond to the site’s industrial legacy, layered history and evolving character – a village of unique identities.

A robust material pallet, timeless design and a strong focus on placemaking all underpin a cohesive precinct outcome. Each building is distinctly articulated yet harmoniously integrated, forming a contemporary village that is legible and authentically grounded in the history, character and identity of the Fitzroy Gasworks site.

The project adopts a culturally responsive design approach, working with Greenshoots and informed by engagement with Traditional Owners, in conjunction with Development Victoria’s partnership with the Wurundjeri Corporation. This approach supports the integration of Country, cultural narrative and place-based meaning within the public realm and precinct framework.

Once complete, Parcel A will finalise the Fitzroy Gasworks precinct, contributing to the delivery of approximately 1,400 new homes alongside high-quality public spaces, community infrastructure and a cohesive urban identity for North Fitzroy.
