309 King Street
The project is located on a key gateway site close to the civic heart of Newcastle. The proposed architecture imagines a pair of sculpted glazed towers that project from a highly articulated solid plinth below, offering a unique and contemporary built form on the Newcastle skyline.
The objective of this design is to contribute positively to the local context and the existing streetscape. The ground plane will be characterised by landscaped public open space, important pedestrian through-site links and 600m2 of commercial and retail space. The development above ground level is split into two built forms. The west building provides 103 aged care units and 83 luxury two and three bedroom independent living units with a range of communal indoor and outdoor spaces. The east building contains a mix of 69 serviced apartments and 97 residential apartments with a rooftop pool.
The built forms are sculpted to maximise views across Newcastle and the harbour, whilst optimising solar access and natural cross ventilation. The proposed design was awarded a waiver from the NSW Government Architects office to the mandatory Design Excellence Competition imposed on the key site.
