Fender Katsalidis has been engaged by Futuro Capital for the interior redevelopment of 235 Bourke Street’s entire ground floor plane, end-of-trip facility, typical level lobbies and office floor plates.

Our challenge is to ‘re-life’ the aged asset into a premium commercial destination, generating a true sense of Melbourne identity.

The re-visioning of the site is inclusive of a new internal laneway link between Bourke Street and Rainbow Alley. We have embraced the laneway as an opportunity to integrate it into the ground floor plane through a physical linkage, continuing the motif of connection.

The ground floor consists of a considerable amount of high-quality food and beverage as well as retail offerings which are being integrated with the commercial lobby. Connections at different levels are also being introduced with double-height volumes, including to the outdoor terrace on the third level.

Our approach has been to strip back the layers of materiality which have been added over time to reveal more of the building’s existing structure. The intention is to celebrate this original character, and tie into the fabric of Melbourne’s unique laneway DNA. 

The addition of materiality to other areas such as co-working lounges, rooftop spaces and typical office floors, plus amenity and lift lobby upgrades creates texture and depth in these spaces.
