South Yarra Square
Prominently located on the corner of Toorak Road and Yarra Street, next to South Yarra station, South Yarra Square is proposed to be a mixed-use urban precinct including 9,350sqm of commercial space, 1,150sqm of F&B, 200sqm of retail and a 116 room 5-star hotel.
The Fender Katsalidis design proposal includes a ground plane lined with restaurants, cafés, bars, and retail spaces, along with a thriving plaza filled with ground-level social activity. The ground floor will open to the public with three key entry points from Toorak Road, Yarra Street, and the northern laneway. The design of the precinct includes retaining and restoring two existing heritage structures and adding a new 16-storey building.
The proposed 5-star hotel is to feature an array of amenities, including restaurant, bar, day spa, rooftop pool and indoor pool. The hotel will be serviced through the laneway with lobby, valet and carparks set to activate the northern side of the site.
The commercial office has been designed to achieve a NABERs rating and will include end-of-trip facilities and rooftop terraces.
Designed to offer breathing room between the heritage building and new office and hotel, the development’s setback along Toorak Road increases as it progressively travels upwards.
The interlocking recessive forms create visual interest and invaluable rooftop amenities for office and hotel guests.
Inspired by the heritage buildings, the recessive facades of the commercial and hotel spaces are scaled in horizontal datums, with varying grids and scales, and are set in a tonal palette of warm whites, creams, and bronze.
The revitalisation of the site will offer locals and visitors an unprecedented social, recreational and wellness destination at the heart of South Yarra. Centred between the heritage buildings will be the newly designed plaza on ground level, activated with tiered seating and new landscaping to serve as a pedestrian link between South Yarra and the precinct.
