LIV Aston
Fender Katsalidis was appointed by Mirvac to design and deliver the mixed-use Flinders West precinct on Melbourne’s Northbank. The northern tower, LIV Aston, will house 474 build-to-rent apartments and generously appointed communal amenities across 32-storeys, providing residents convenience and neighbourhood-like spaces and engagement.
Lined with retail and F&B tenancies, the ground floor will prioritise pedestrian thoroughfare, connecting to the site’s southern, commercial tower. Up to 2,750sqm commercial spaces for small business tenancies will be located in the podium.
The level above the podium, level five, is dedicated to luxurious residential amenities. Residents will have access to wellness offerings such as cardio and spin rooms, a yoga studio including a meditation garden, and indoor and outdoor gyms. The amenities level will also offer a 25m swimming pool, spa, sauna, steam room, lounge rooms, terraces, dog park, dog wash, bookable dining rooms, and theatre rooms.
The communal areas aim to improve liveability and prioritise residents’ needs. To support residents who work from home, level five will also include a ‘Workers Club’, an area that will provide business-centre-like facilities for residents with dedicated meeting rooms, printers and a kitchenette. Level 32 will house the library, an outdoor terrace and private dining rooms with chef kitchens.
The buildings along the site will slope down towards the Yarra in elevation, providing residents vistas to the Yarra River and the northern bank. The facade expression is articulated through a bronze brick-bond pattern, softening the building’s robust form. Landscaped planter boxes through the ground floor and balconies will complement the building’s glazed surface.
