Fender Katsalidis was engaged by Mirvac to design and deliver the mixed-use Flinders West precinct on Melbourne’s Northbank. The southern tower will provide over 45,000sqm of commercial office spaces over 20 storeys. An arcade lined with retail and F&B on the ground level will activate the precinct, generate activity through the centre of the site and facilitate connections to LIV Aston, the build- to-rent tower in the precinct.

The building will target a 5-star Green Star rating and 5.5 NABERS rating, offering premium commercial facilities and amenities for the Melbourne CBD market. A business lounge, generous bike park allowances and extensive end-of-trip facilities have been appointed within the ground and first levels.

The podium, levels one, two and three, will accommodate small boutique office tenancies, with the upper levels above offering larger commercial floorplates with uninterrupted views of Melbourne’s Northbank and Yarra River. Every second floor has been designed to include balcony terraces to maximise the vistas. The building’s stepped-back roofline has also created generous rooftop terraces for occupants and tenants on the upper three floors. The balconies and decks will be landscaped and lined with planter boxes, for greenery to scale up the building’s form.

The building’s design expression was informed and inspired by the site’s location and context. Situated next to a critical rail line network and adjacent to the Yarra River and Batman Park, the team’s creative design solutions included the curved forms which became the tower’s identity, with subtle fluted features and shade louvres creating a vertical articulation up the height of the building. The curvature and fluted façade also create the benefit of diffusing solar flares, and reflections, providing a solution to train drivers’ visibility without compromising views.
